Ad Posting Rules

All properties, services, and advertisements published on Property First must comply with the laws and regulations of Sri Lanka. Illegal activities, prohibited services, or unauthorized listings are strictly forbidden.

Listings must be directly related to real estate, property services, land, rentals, commercial spaces, property investments, or related approved categories available within Sri Lanka.

All advertisements must contain clear, truthful, and accurate information regarding the property, including pricing, location, specifications, ownership status, and other relevant details. Misleading or false information is prohibited.

Each advertisement must represent one individual property or service only. Multiple unrelated properties or combined advertisements within a single listing are not allowed unless approved under specific promotional packages.

Posting duplicate, repeated, or intentionally similar advertisements for the same property is not permitted. Repeated duplicate postings may lead to account suspension.

If a listing is removed, deleted, or expired, users may be restricted from reposting the same property immediately in order to maintain listing quality and platform fairness.

Users must provide valid phone numbers, email addresses, and account information when creating listings. False or misleading contact details are strictly prohibited.

All property pricing must reflect realistic market values. Artificially misleading prices, false promotional pricing, or intentionally inaccurate valuations are not permitted.

Photos uploaded must accurately represent the property being advertised. Misleading images, unrelated content, heavily altered images, or copyrighted materials without permission are not allowed.

Advertisements must not contain:

• Offensive, abusive, discriminatory, or inappropriate language
• Harmful, illegal, misleading, or fraudulent information
• Content intended to deceive users or manipulate activity

External website links, social media links, or third-party URLs may only be included where directly relevant to the advertised property or approved business service. Unrelated promotional content is prohibited.
